  New Dwelling in Mt Marua

  A current high spec house Bluepencil designed is nearing completion.
  The house has been designed to stand out and have quality materials and architectural features as a point of difference. This includes cedar weatherboard cladding, polished concrete flooring with high levels of insulation under, huge areas of glazing, macracarpa rafters, exposed finished steelwork and ground and polished stacker bond concrete block (blocks on top of each other as opposed to staggered). The site is sunny and has amazing views, which the house orientation takes advantage of. The tendancy for windy days has been adressed by making the house hollow through the middle living spaces with outdoor living both sides of the house. This allows either side to be closed off to the prevailing wind direction while the other side remains sheltered to enjoy.

  New dwelling in Paremata

  This new house has just been completed and has amazing views over the harbour and hills beyond. It gets amazing sun all day and has been designed to take advantage of this and the outlook.
  The site was very restricted in terms of a buildable footprint, height controls and covenants, and this in turn had an influence on the dwelling which by necessity had to be long and thin.
  We worked closely with the clients to maximise potiential floor space over three levels and achieved a spacious home with the following amenities - 4 bedroom, ensuite, 2x living, dining, kitchen, large bathroom, laundry and garage.
  In addition the majority of rooms have west facing private balconies.
